La Topolina is a two floor town house in Centro Storico in Peschici, an ancient dwelling dating back to 970 AC, where history still sits in the wall. The vaulted ceiling in the upper/entrance floor reminds you that the Greec and Turcs have made their influence here.

The house is totally renovated as per May 2008, including new tubes/pipes, electrical wiring and airconditioning, 24/7 internet connection and stereo/radio/Ipod docking station.

The house will be sold with all furniture (can hold up to 4 people sleeping, 5 if one is in a cot), household equipment, electrical equipment and feather duvets, and textiles sufficient for renting continousely when you are not using it yourselves.

Based upon our experience so far La Topolina can gather as much as 10 - 12.000 Euros a year when rented, depending on your own plans for use. I.e. it can be more than self supportive on a current basis, and represent a very good investment. Our guests this year have given Topolina "top grade", as to the qualities and positioning.

Property tax and communal services are low, yearly costs amount to less than 400 Euros. At the moment the Italian inheritant tax is 3% up to 1.000.000 Euros.

The property take over is handled by Notaio, who secures all details in connection with a property take over. The property register in Italy is now very transparent and reliable. On a first ownership property, the official taxes in this connection are low, approx max 3.500 Euros, including the Notaio-fee.

Financing/morgage:
We are a small Norwegian company, and we do not arrange financing solutions/morgage.

For a non resident, without economic history in Italy, it will be very difficult to obtain local morgage. The Italian property & morgage laws differ substantially from the rest of the EC.

If you need bank financing, you need to check with your own bank if you can finance the property with them. If you plan to rent the house to cover your financial cost, we suggest you take a loan in Euros and rent the house in Euros. This way you protect yourself against currency fluctuations.

There are tenants/guests from all over the world, and no specific currency seems to be better than Euro.
