This comfortable semi-detached house is part of a 19th century traditional Perigord Farmhouse situated on a south facing hill with fantastic views overlooking a listed village and the surrounding countryside. This 2 bedroomed en-suite house which sleeps up to 5 is well furnished and retains its original features with oak beams and stone walls. It has a large private terrace and the whole farmhouse is surrounded by an acre of garden. It provides an excellent holiday base for all ages with good facilities and plenty of room.<br><br>Accommodation consists of a well equipped modern kitchen with fridge/freezer, oven and microwave. There is a very large separate Living/Dining area with the original 19thc stone fireplace and wood burning stove for out of season. There is also an oval pine table, chairs, comfortable settee and chairs plus a single sofa bed if required. There is also a TV, DVD and Video player and CD/Radio/Cassette player. There is a double en-suite (Bath, shower, toilet and washbasin) and one twin en-suite bedroom (shower, washbasin and washing machine in bathroom) plus a separate wc. There is electric heating for out of season. Outside there is a large south facing terrace with table and chairs as well as sun loungers. There is also a covered pergola for shade in the summer and outdoor lighting & barbecueThis house has fantastic views overlooking the listed Roman Church of St Martial de Viveyrols and surrounding countryside. Situated on a south facing hill it is a short walk to the village with its bar/restaurant and tennis court. The small town of Verteillac is also just 1.5 miles away with a new outdoor swimming pool and sports facilities, bakery, butcher, bank, PO, several restaurants and large general store.<br><br>
<b>Accommodation consists of:</b><br>
The Kitchen is well equipped with fridge/freezer, kettle, toaster, microwave, gas cooker and modern fitted units. The large Living/Dining Area has been returned to its original state and has tiled floor and stone walls. There are two large shuttered window - one overlooks the front lawn and the other the side of the garden benefiting from the morning sun and giving the room lots of light. There is also a large 19th century stone fireplace and wood burning fire for out of season. It has an oval pine table with chairs as well as a comfortable leather sofa and 2 chairs plus a single sofa bed. There is a TV, video, DVD and HiFi/CD system. <br><br>
There are 2 en-suite bedrooms, both of which are off the Living Room:
<b>The Green Bedroom</b> has a bathroom with bath and shower facilities, plus toilet, washbasin and built in cupboard. It has a double bed with bedside cabinets, wardrobe and drawers. It also has stone walls and a tiled floor. A large shuttered window overlooks the back garden and large terrace. <b>The Pink Bedroom</b> is through a small archway to the left of the Living Room and is tiled with a French window opening onto the terrace and back garden. This room has two single beds and drawers. Next to this is another bathroom which is tiled with a shower unit, shaver point, cabinet and washing machine. There is also a separate toilet next to this bathroom. There are electric heaters in each bedroom for out of season.<br><br>

<b>Outside:</b> To the back of the house there is a large sun terrace which gives a superb view of the surrounding countryside and the village. The terrace receives the full mid-day sun and so also has a big vine covered pergola for shade. There is also tables and chairs, sun umbrella, sun loungers, BBQ and outdoor lighting for staying outside in the evening.<br><br>
To the front there is a large lawn with herbaceous borders and various trees and shrubs. The front has a swing and to the side is a very rough grass tennis court which is suitable for a knock around but definitely not good players, who should use the village court! The garden shed has tennis rackets and outdoor games.<br><br>

<b>Practical Information:</b>
The house has duvets, blankets, English pillows and bedspreads. Linen and towels can be provided for a small charge of £5 per person. There is an iron, ironing board, tea towels and coffee percolator. All electrical sockets are French so if taking electrical items take a converter (about £3). English papers can be bought in Verteillac. Mobile phones work well from the house providing you have had the international bar lifted. There are also some children’s games, videos (childrens and adults) and a house book with information about the area and details on opening hours, rubbish collection, places to visit, etc.<br><br>
This comfortable house is available all season and a good supply of wood is provided within the hire cost.Close to La Grange:

Verteillac is less than 1.5 miles and has Bank, PO, 2 restaurants, several bars, buthcers, bakers, garage and a large general store. It also has a swimming pool, tennis courts and a riding school.
Riberac is 8 miles South and has 4 supermarkets and is well know for its large open air market on a Friday morning. Canoes can be hired to go on the River Dronne.
Aubeterr is a small town about 15 minutes from the house and has an amazing neolithic church carbed inside the hill, as well as a puppet and butterfly museum. It also has a river beach for swimming.
Brantome is 15 minutes in the other direction and is known as The Venice of France being surrounded by the river and has several very good restaurants. Nearby is Chateau de Puyguilhem and Grotte de Champagnac-de-Belain.
Within 30 miles you can visit Perigueux, the Dordognes capital, Bergerac and St Emilion which is a must for wine buffs as well as those interested in picturesque medieaval towns.

With 40 miles you will find Les Eyzies- the famous cave drawing; Sarlat - a famous walled town and Cognac - with its Brandy warehouses.

It takes about 1.5 hours to get to the West Coast from the house but is certainly possible to visit the sandy beaches of St George and Royan.
