The Island cottage is on Grant Island which sits nicely in the middle
of Brantingham Lake. Brantingham Lake has a 15 mile circumference
and is located 45 minutes north of Utica via rt 12. Located 2 hrs
from Albany and 4.5 - 5.5 hrs from NYC depending on traffic.
On weekends the lake is lively with plenty of boating and watersports
and on weekdays it is usually very quiet and peaceful.
The island is approximately 2 acres and has 2 cottages. We rent both
cottages at special request but normaly rent only one. The other
cottage is for management. There is usualy only one other person on
the island to make sure that things are running soothly, to help you
with anything and to answer any questions you may have.
The Island Rental Cottage is a 4 bedroom cottage sleeping up to 8(see
pricing) which comes fully equiped with all amenities. Coffee maker,
Stove, Micorwave, Silverware, China, Pots, Pans, Large sink, CD, DVD,
VCR, Stereo Surround sound theatre system, Super Nintendo. High
Speed Internet access is included at no extra charge.
Computer is a new 1.3 mhz with 256mb
ram so it is not slow. Is installed with many programs including MS
Office, Adobe Photoshop 7, AOL and PC anywhere if you need to access
your home computer. Computer
Bed arrangement consits of the following: Bedroom 1 - Queen bed,
Bedroom 2 - Double bed, Bedroom 3 - Double Bed, Bedroom 4 - 2 single
beds. Living room has a pull out futon.
You can bring your own linens or
They can be supplied for $20/set.
Cottage has an active brick fireplace and a limited amount of wood is
supplied.
Outside there is an accent lit walkway to the lake area. There is a
picknick table, Grill, lounge chairs and hammock to relax in.
Water area has a breakwall boarder in about 1 1/2 ft of water with a
dock, ladder and floating raft 50 ft from shore.
Washer and Dryer are available for $20 a day usage.
Management has two small dogs on the island whose pictures are on the
site. Both are very friendly and loveable but if you prefer not to
see them they are kept away.

A Frame Cottage on Mainland.
Cottage is a small 1 bedroom with a loft that can sleep up to 6 but
we limit capacity to 4. Bedroom has a Queen size bed and loft has 3
single beds. Living room has a Futon also.
Cottage comes with Stove top, Microwave, Silverware, China, Toaster,
Coffee maker, 2 small refrigerators, Ceiling fan, TV, DVD, VCR,
Stereo and CD player.
Cottage is 15 ft from shore and has a rectangular dock on beach along
with a swiming area.
Vacation Rental Amenities
Small 10 Hoursepower motor boat is at your disposal for
transportation to and from the island at no added cost.
Rowboat and several canoes are also free to use.
There is great fishing on the lake. Large mouth Bass, Pickerel,
Bullhead, Whitefish and much more, so bring your poles. Some of the
best fishing in the lake is right off the Dock. You don't even have
to go out in a boat if you dont want.
There are thousands of miles of Bike and ATV trails on the mainland
so if you like riding you can bring your 4 wheelers, Snowmobiles or
mountain bikes. In the winter time people come to the area just for
the trails.
There are 4 restaurants within 2 miles of your parking area to eat at
and plenty of busy bars to go to at night which on weekends usually
host live bands.
If you like golfing, two miles down the road from where you will be
parked is the 18 hole Brantingham Golf Course. There's also mini golf
and some tennis courts at the Brantingham Inn.
Also there is one of the last remaining original DRIVE INN MOVIE
THEATERS just an 8 minute drive away. It plays all the latest movies
that have just come out. And you can listen to it on your car stereo.
It's Amazing 2 movies, for I believe, $4 a person.

Please be advised....Because of occasional problems with tenants
taking advantage the following limitiations are necessary for us to
inform prospective tentants to prevent any problems or
misunderstandings.
There are to be no more than 3 people on the island or A frame not in
your original party at any one time.
No one not in your original party should be sleeping over.
Parking is limited to 3 vehicles for the island and 2 for the A frame.
You may bring your boat or jet skis. Only one boat and two jet skis
per party
Because the fire dept can not get to the island and insurance reasons
camp fires are not allowed.
No more than 3 dogs on the island and 2 in the A frame. (see rates
also)
We know that if you choose to stay with us that you will have a great
vacation as the island is an amazing place to have a great time.

Vacation Rental Rates
Island Cottage Rates: June - September 4th -
$1500/week for parties up to 6.
(upto 8 allowed - see below)
Septemeber 4th on - $1250/week for parties up to 6.
If your party has 7 or 8 the extra person(s)are only $150 extra per
person.
Rates for A frame Cottage on Main Land are $650 per week for 4
parties of 4.
Rates for Both Cottages and Entire Private Island are $5000 per
week. (there are 2 cottages on the island)

DOGS AND PETS ARE WELCOME. THEY LOVE THE ISLAND. FREE TO RUN.
Pet Limitations:
Island cottage - 2 dog limit.
A frame cottage - 1 dog limit
One dog over limit allowed - $50 extra.

For Island Cottage a Deposit of $500 by Check or Pay Pal is accepted.
For A Frame Cottage a Deposit of $200 by Check or Pay Pal is accepted.
Ballance is due in Cash upon arrival along with a Cleaning and Damage
