Les Sautadoux is a large holiday house ideal for big families, special occasions or business events away from it all.
It sleeps up to 14-16 people and it benefits from a very tranquil setting on the very edge of the peaceful Languedoc village of Pailhes.
It has a hectare of private grounds to enjoy.
The house is ideal for tennis players as there is a full size tennis court in the grounds with plenty of space and a recently refinished high quality surface.
Les Sautadoux enjoys exceptional views across the vineyards of the Orb valley, and on a clear day you can see the Pyrenees in the far distance.
You will find in this haven of peace, the ideal resort and the perfect base for touring in the heart of Hérault. It is only about 25 minutes drive to the Mediterranean beaches and the Regional Nature Park of the Languedoc.
The Languedoc is one of the most popular regions of France with its long sandy beaches, rolling hills and vineyards and these days easy access, either by plane or car.

HOUSE DETAILS

Ground Floor Accommodation:

Entrance hall with plenty of coat cupboards leads through to an airy living room (44m2) which has three sets of french windows leading out to the south-facing covered terrace and poolside terrace. It has a piano and sofa and arm-chair in the spacious central part of the room, and an other sofa in the cosy fireplace nook area (14m2) at the far end of the room next to the Satellite TV.
An archway leads to the bottom of a staircase and A downstairs bedroom (12m2) with standard-size double bed (140cm) and a small en suite shower-room (no WC). There is also an independent WC by the foot of the stairs.
Off the other end of the room, beyond an imposing staircase up to a gallery, is the dining room (23m2) which has a large dining table. There are french windows to the west side of house. Doors from both the living room and from the dining room lead to the well-equipped kitchen which has french windows out to the terrace and a breakfast table.
The fitted kitchen (21 m2) has plenty of work surface and a kitchen table; electric cooker, large fridge-freezer, microwave oven and dish-washer. Whoever volunteers to wash-dishes has a fine view of the garden and the countryside beyond. A utility room (4m2) has a little fridge and a washing machine.

The big staircase in the living room leads up to the gallery off which are:
The West bedroom (11m2) with a standard double bed (140cm), with a 5m2 walk-in wardrobe and an en suite shower room with WC. It has the fine view to the south of the Orb valley vineyards.
The Gallery bedroom (28m2) with a standard double bed (140cm) and a set of bunk beds, which faces north. En suite shower room with WC. Stairs to a small mezzanine have been gated-off from child access.
At the far end of the gallery is a comfortable Library area (14m2) with sofa.

Via staircase at fireplace end of living room:
Master bedroom (15 m2) with a large double bed(160x200cm) and an en suite shower-room with WC. South view of the pool and vineyards.
A twin bedroom (10m2) with a standard double bed, but no en suite shower room.
The East bedroom (12m2) with “doublage” twin beds (90cm*2) but no en suite shower room.
The small bedroom (9 m2) with a standard double bed (140cm) without shower room.
These three rooms share the main bathroom (8m2); bath with shower over and a wash-basin. There is also an independent WC.

OUTSIDE:

Beyond the large stone terrace is a lawn of about 200m2, bordered by shrubs and trees. A fence separates this from the pool area.
The large pool (12 x 6 m & between 1.3 and 2.5 metres deep) is surrounded by paved terrace and has plenty of sun-loungers.
On the far side of the pool is a covered barbecue area and bar.
On the North side of the house is a gravelled area “Boulodrome”, ideal for playing "Boules" or "Petanque" as they say in the Languedoc.
The full-size tennis court about 60m from the house has plenty of space behind the base-line and has just been newly resurfaced to a very high quality. Any professional player would be more than happy with this surface- and with the fabulous view!
The property is walled on the road side and fenced on the other sides. The entrance has electrically operated gates opening to a parking area with enough room for 4 cars. There are also 2 garages.
